Buyers, you want to use a Realtor®. Representation, it is a free service! The seller pays for a Realtor® to bring a ready, willing and able buyer - to get to the closing table and to close.
There are two sides to a real estate transaction. The Listing Agent/Realtor® and the Selling Agent - the buyer's Realtor®. You want to make sure that you have representation and know who is representing you.
Buyers you need to know the steps to find the house, negotiate the offer and take the proper steps in the proper order to get to closing.
1st Step
Get Pre-Approval in Writing
Call or visit at least 3 different mortgage companies and find out who will give you the best rates and who you will be the most comfortable working with.
There are over 200 different types of mortgage loans, you'll need to do some research with the mortgage broker to find out which loan will work best for you.
Paying Cash? Show me the money! You'll need a letter from your bank stating that you have the available funds.
2nd Step
The home search. Jane can email you detail listings of homes in your price range.
Pick out the homes that you want to view and/or drive by the homes at your convenience.
Call Jane to set up an appointment to view any of the homes that you are interested in viewing.
3rd Step
Make an Offer
An Offer is just an Offer. An Accepted Offer is a Ratified Accepted Contract.
4th Step
The accepted Offer
The normal contingencies are financing and home inspections. Other contingenies may apply at the buyer's or seller's requests.
The buyer is on their way to closing.
Closing Day
And they live happily ever after, until they decide they need to relocate, buy a bigger home or downsize. And then they give Jane a call and she guides them through the entire process.
